1. Check the license

Look up the license number at cslb.ca.gov or call 800-321-CSLB (2752). Ask to see the pocket license and a photo ID — the names should match (CSLB: What Seniors Should Know).

2. Look for aging-in-place training

The CAPS (Certified Aging-in-Place Specialist) designation from the National Association of Home Builders shows training in this work. It's a plus, not a license.

3. Get it in writing

Get a detailed written contract with a payment schedule. Payments should never get ahead of the work. Ask about liability and workers' comp insurance. Get more than one bid.

4. Know the deposit rule

On a home improvement job the down payment can't be more than 10% of the price or $1,000, whichever is less (CSLB contracts guide).

5. Know your right to cancel

If you're 65 or older you have five business days to cancel a home improvement contract signed at home (three days for others). Cancel in writing; the contractor must return your money within 10 days. Don't let work start or permits get pulled during that time, and don't let anyone pressure you to waive it.

6. Senior scam warning signs

Learn more from CSLB's Senior Scam Stopper program. Report concerns to CSLB.

7. Bring family in

Have a trusted relative at the visit and read the contract together. A good contractor welcomes this.
